Why the Oronoco in Alexandria is Ideal for Empty Nesters
The Oronoco is one of the first waterfront properties constructed in Old Town Alexandria in more than a decade. Located on the banks of the Potomac River, the residences are designed so that every unit maximizes natural light and great views of the Potomac and Old Town. EYA spearheaded this new condominium project as an adaptive re-use of the former Sheet Metal Workers International Association Building, completing the building in 2014 to LEED construction standards. EYA gutted the former U-shaped office building to design 60 one-level condominiums with soaring 10 foot high ceilings and oversize windows. Exteriors are modern -- accented with stone, glass, and metal elements but still complement the historic Old Town surroundings.
Maintenance-free Living with Lots of Space
The homes are spacious with up to 3500 square feet of living space, giving owners the comfort and feel of a single-family home rather than a condo unit. EYA notes the residences are deliberately designed for empty nesters who are downsizing from more traditional homes and estates but want the space for guests and to showcase treasured possessions. Residents cite the convenience of a maintenance-free lifestyle with the ability to easily entertain friends and extended families, including grandchildren. Given that some owners are coming from 6000+ sf homes, the smallest units are 1,700 sf with two bedrooms. The larger units offer three bedrooms including a library, expansive terrace, and family-size master bath and shower. Some residences include a second terrace, the better to maximize the views. A distinctive indoor/outdoor fireplace complements the hardwood flooring and other custom finishes, including recessed lighting throughout, an advanced home automation system, and top of the line stainless appliances, including a Sub-zero refrigerator, Wolf cooktop and oven and sleek quartz countertops in the gourmet kitchens.
EYA projects are known for combining amenities with a prime location -- in this case, the shopping and nightlife of Old Town Alexandria as well as direct access to Oronoco Bay and the Alexandria waterfront. Onsite amenities include 24 hour-security, a heated outdoor pool, a fitness center with yoga room, a dog washing station and children's playroom. Onsite concierge services can assist with dinner reservations, hard to get tickets and the attention to small details that make residents' lives run more smoothly. All homes include two garage spaces and a private storage room.
The Oronoco is the first development on the waterfront in some years but certainly not the last. The Old Town Alexandria waterfront is slated for a total revitalization effort in the coming years ranging from its parks and piers to its industrial sites. Owners of a prized Oronoco residence are at the forefront of this expansion although most just want a a place to call home.
