Here's Why a Church-to-Residential Project is Hot in Columbia Heights
Developer OPaL LLC is resurrecting (pun intended) the site of a former church and religious property at 777 Morton Street, NW in Columbia Heights in Washington, DC. The plans call for a 25 unit, 3-story project of ten townhouse style-condominiums at the corner of Morton Street and Sherman Avenue. The area comprises the Trinity A.M.E. Zion Church, which dates back to the late 1800s, as well as an adjacent lot owned by Iglesia Ni Christo Church. The project garnered approvals in late 2014 and is now in the pre-construction phase.
Preserving the Original Lines of the Existing Church
Together the two buildings and existing church are called "Morton Street Mews" for two alleyways the developer plans to create between the buildings for cars and pedestrians. OPaL plans to save as much as 50-60% of the existing church structure with the goal of creating a stunning roofline reminiscent of the elegant lines of the church. Specifics include restoring the original masonry and repairing and repointing the church's two turrets before integrating with new construction.
Sleek and Sophisticated Units
Units range in size from one and two bedrooms plus den, including the convenience of garage parking. The interiors of the new homes are sleek and high-tech with 9 ' ceilings on the living and upper bedroom levels and pre-wiring for ceiling mounted speakers and iphone/ipad docking stations. Floor plans are open and airy with wide plank hardwood flooring throughout. Kitchens feature stainless appliances as well as oversize cabinetry and an abundance of recessed lighting. Master baths feature oversized showers, dual vanities and a private water closet, as well as the latest in gleaming bathroom fixtures.
And, while we're not sure it's a habit just yet, Morton Street News is one of several "church to residential" projects that are happening around town, including the Way of the Cross Church on Capitol Hill and the Meridian Hill Baptist Church in Mount Pleasant.
