Pleasant Plains Real Estate
Pleasant Plains is a neighborhood in the northwest quadrant of Washington, DC, that is best known as the home of Howard University. With a student population of more than 10,000 and associated staff of 5,000, the university alone is driving the construction of new retail, dining, and residential developments. A large part of the community’s appeal is its convenience to Downtown DC as well as access to two Metro stations.
Pleasant Plains is dominated by Wardman-style row houses. The row houses feature the traditional front porch but with a twist – porches are 20 or so steps above street level, giving residents good street visibility and an easy means of socializing with other neighbors. Many of the homes feature parking in the back, a finished basement, and have been refinished with hardwood floors and other modern conveniences.
A planned mixed-use residential and retail project adjacent to the university campus should further revitalize the area with its plans for 65,000 feet of retail as well as 225 apartments. Pleasant Plans boundaries include Harvard Street to the north, Florida Avenue to the south, McMillan Reservoir, 4th Street to the east and Sherman Avenue to the west.
