Bates is an up and coming triangular neighborhood sandwiched between P Street, NW and Florida Avenue in the northwest quadrant of Washington, DC. The boundaries of the Bates neighborhood include Rhode Island Avenue to the north, P Street, 3rd Street and O Street to the south, Florida Avenue and North Capitol Street to the east, and New Jersey Avenue to the west.
